Twin Oaks recommends a feasibility study to start the due diligence process which will include reviews of the Municipality’s Comprehensive Plan, all applicable zoning and SALDO restrictions on the properties to include in the Constraints Analysis, a critical component in the decision making process prior to the acquisition of the property.
Site / Land Development Planning and permitting provide the basis documents needed to take a vacant site to being able to start construction. The process includes preparing the design documents to depict the proposed development and obtaining the necessary approvals (zoning; planning; soil erosion; NPDES; and HOP.) The plans will generally depict improvements such as site layout features (building orientation, parking, and driveway access), site grading, stormwater management features, utility infrastructure and erosion control measures.
Any earth disturbance requires a Soil Erosion and Sediment Pollution Control Plan and Narrative and the addition of impervious areas require a NPDES (National Pollutant Discharge Elimination System Permit). Both these permits cause time constraints to be placed on projects. Our experience dealing with the state and local agencies involved in these permits ensures that site plans are approved in a timely manner.
We also have strategic partners for Phase I, ALTA surveys, lead and asbestos inspections so the client does not have to deal with multiple professionals.
